Streamline onboarding for 30+ day furnished rentals • Team updates • Monterey Peninsula spring maintenance

Hello Homeowners,

We hope you’re enjoying the start of spring on the Monterey Peninsula. We have three updates we want to share:

  1. We’re onboarding Streamline to strengthen how we manage mid-stay furnished rentals (30+ days, but less than one year).
  2. Team updates, including welcoming Dustin Parvin and congratulating Christian Navarro as both step into broader, licensed property management roles.
  3. A short list of spring maintenance reminders that are especially important in our coastal climate.

1) Streamline: What It Is, and Why We’re Implementing It

Streamline is a property management platform designed for furnished rentals. We are implementing it specifically to improve how we handle mid-stays, including marketing workflows, reservation coordination, communications, and operational scheduling.

What this means for you as a homeowner

Here are the areas that most directly impact owners:

Better marketability and visibility
Streamline strengthens our marketing reach for 30+ day rentals by expanding the ways qualified travelers find your property. Streamline offers direct connections to a variety of well-known OTAs (Online Travel Agencies) and niche OTAs, including HomeToGo, TripAdvisor, and Booking.com. In addition, Streamline connects to a variety of channel manager partners that can distribute listings to hundreds of additional channels. The result is broader exposure and a stronger ability to match your furnished property with the right type of mid-stay tenant—whether they’re relocating, on temporary work assignment, or between homes.

Stronger operational coordination

  • Smoother scheduling for turnovers, mid-stay cleanings, inspections, and maintenance
  • More consistent check-in/check-out workflows and property standards for furnished homes

Better documentation and internal controls

  • Centralized tenant/guest records, reservation details, and communication history
  • Clearer coordination around housekeeping, issues, and follow-through

What will not change

  • Our focus remains: protect the asset, place strong residents, and reduce owner headaches
  • Owner accounting/reporting remains consistent with our existing processes—Streamline is being added to strengthen the furnished mid-stay workflow, not complicate it

2) Team Updates

We’re excited to share two staffing updates that strengthen our bench and improve day-to-day coverage across the portfolio.

Welcome: Dustin Parvin

Please join us in welcoming Dustin Parvin to Pacific Grove Property Management. Dustin is joining our team as a licensed property manager and utility player, supporting a wide range of property management needs across our portfolio—owner communication, leasing support, inspections, maintenance coordination, follow-through, and general operational support.

While Streamline is one of the tools we’re onboarding this year, Dustin’s role is not limited to furnished or mid-stay rentals. He will be helping across property types and workflows as needed to keep service levels high and response times tight.

Congratulations: Christian Navarro

We also want to congratulate Christian Navarro, who recently obtained his real estate license and is stepping into a larger role as a licensed property manager and utility player within the company. Christian will be supporting a broad range of responsibilities across operations and property oversight—helping ensure continuity, stronger coverage, and quicker execution across the board.

Together, Dustin and Christian increase our capacity and strengthen our ability to deliver consistent service—especially during busy seasons, turnovers, and higher-volume maintenance periods.


3) Spring Maintenance Tips for the Monterey Peninsula

Our coastal environment is tough on buildings. Spring is the ideal time to prevent small issues from becoming expensive ones. Here are the most common “high ROI” items we recommend:

Exterior and water intrusion prevention

  • Gutters and downspouts: Clear debris; confirm downspouts discharge away from foundations
  • Roof and flashing check: Look for lifted shingles, failed flashing, and penetrations around vents/chimneys
  • Caulking and seals: Inspect around windows/doors and re-seal where gaps appear
  • Stucco/trim/paint touch-ups: Coastal moisture and wind-driven rain find weak spots quickly

Termites and wood-destroying organisms

  • Spring is a good time to schedule or update a termite inspection, especially for older homes, crawlspaces, and wood fencing/decks
  • Address wood-to-soil contact (fence boards, siding, posts) where possible

Plumbing and moisture control

  • Check for slow leaks under sinks, at water heaters, and around toilets
  • Verify hose bibs and irrigation connections aren’t leaking
  • Consider a proactive water heater evaluation (age, pan/drain line, strapping) if it’s nearing typical life expectancy

Safety and general upkeep

  • Confirm smoke alarms and CO alarms are functioning and appropriately located
  • Replace filters (where applicable) and confirm heating equipment is operating properly
  • Inspect exterior lighting, handrails, trip hazards, and walkway drainage after winter storms

Landscaping and drainage

  • Trim vegetation away from structures (reduces moisture and pest pathways)
  • Ensure yard drainage doesn’t push water toward the foundation
  • Inspect pathways and hardscape for heaving, cracks, and slip hazards

We’re implementing Streamline to make our 30+ day furnished rentals more competitive and better managed operationally—while continuing to protect your investment with strong oversight and clear communication.

We’re also thrilled to welcome Dustin Parvin and congratulate Christian Navarro as they step into expanded roles that strengthen our day-to-day coverage and responsiveness across the entire portfolio.
