especially high-profile one. From the Pre-Reunion on the Corkscrew to the awards ramp at Pebble Beach on
Sunday, the world’s attention turns to our region for ten days, and the people who serve owners here are
tested on the operational discipline it takes to deliver great service under extraordinary pressure.

For all the romance of the concours field, the practical owner story is straightforward: this is the stretch
of the year where professional operators capture meaningful event-driven upside while keeping ordinary owner
operations running smoothly. When those two things happen at once, owners benefit. Late summer is also a
chance to demonstrate what intentional, year-round management really looks like in practice, and this is
exactly the kind of week our team has spent years building toward in the local market.

Monterey Car Week & the 75th Pebble Beach Concours d’Elegance

Monterey Car Week runs August 7–16, 2026, drawing more than 100,000 visitors to the
Peninsula and generating an estimated $130 million in direct local economic activity.1
The week is a defining moment for the local hospitality, tourism, and property communities, and 2026 carries
particular significance because the Pebble Beach Concours d’Elegance reaches a notable milestone
anniversary.

The 75th Pebble Beach Concours d’Elegance on Sunday, August 16, 2026
marks seventy-five years of the world’s premier celebration of the automobile. Begun in 1950 and held on the
storied 18th fairway of the Pebble Beach Golf Links, the Concours remains the gold standard among classic
and collector-car events globally. The 2026 edition introduces new Featured Classes including
Early American Speedsters, Classic Streamliners, and
Japanese Motorsports, with a dedicated
Lamborghini Miura 60th Anniversary Display honoring one of the most iconic mid-engine road
cars ever produced.2

Streamline Software: Brief Update

Our Streamline software rollout is taking longer than we initially anticipated as we
continue building the platform carefully and properly. We appreciate owners’ patience as we ensure
everything is done right rather than rushed, and our team is managing furnished rental bookings
effectively through our established channels in the meantime.

Team Performance Through Peak Demand

The team has continued to execute across residential, commercial, multifamily, and select smaller HOA or
TIC-style properties through peak summer. The summer intern program has integrated well with the broader
workflow, helping maintain responsiveness for owner questions, applicant follow-up, vendor coordination, and
operational reporting.

Continuing staffing notes:

  • Jack “Fitz” Fitzgerald has stepped into the role of
    office administrator and is already learning a great deal as he transitions into the
    position. Fitz continues to grow into the role day by day, taking on the operational rhythm that keeps
    owner communication, vendor scheduling, and internal follow-through running smoothly.
  • Jack Riley has moved into a contractual arrangement with the company,
    supporting various administrative needs on an as-needed basis. This evolution gives Jack the flexibility
    to contribute where he adds the most value while keeping our operation fully staffed and responsive
    throughout peak season and beyond — a natural fit for his experience and for the team he helped shape.
  • Dustin Parvin, who joined the agent team earlier this summer, continues to support
    leasing, owner service, and client communication as he settles into the broader
    Pacific Grove Property Management workflow.

The combination of an experienced, evolving team, a thoughtful technology investment that is maturing at
its own pace, and well-established local workflows has made August 2026 one of the smoothest peak-event

    tied to government and military housing allowances.
  • The Car Week short-term premium is real but requires operational discipline to execute.
    Owners weighing participation should weigh the premium against additional service intensity and post-event
    turnover effort, not just the headline rate.
  • Fall lease positioning begins in late August. Owners who plan renewals, repositioning, or
    marketing for the September–October window benefit from starting the work now.
  • Year-to-date performance reviews are an excellent August exercise, especially for owners
    with multiple properties. Mid-year review often surfaces opportunities to reposition, refinance service
    levels, or adjust lease structures.

California Legislative & Compliance Watch

The AB 1482 rent-cap formula remains
5% + locally applicable CPI, capped at 10%. For increases taking effect on or after August
1, 2026 in Monterey County, the locally applicable CPI per the California Apartment Association is
3.6%, producing a maximum allowable rent increase of
8.6% (5% + 3.6%) under the 10% statewide cap.8

Carryover items from earlier in 2026 remain in effect, including AB 414 (security deposit
handling and electronic return options), AB 1414 (bulk internet opt-out rights where
applicable), SB 628 appliance requirements, and SB 610
post-disaster responsibilities.
